In the current economic climate we realise that our customers are looking for affordable and sustainable solutions to their home heating needs. With recent harsh, Highland winters and plummeting temperatures – these needs have become even more important. Here at Highland Sash and Case we address these concerns by offering the installation of (18mm U-value) double glazing units. By upgrading your sash and case windows you can achieve huge savings on your home-heating costs.
Sash windows are a prominent feature in many our historic buildings and to complement your sash windows our company also offers made-to-measure shutters with Georgian mouldings. These offer additional warmth and security for your home. Sash and case shutters were cited, in a recent energy efficiency study, as providing a highly significant value to window insulation.
Equally, we are aware of the environmental effects of timber use and for this reason all of our windows are FSC (Forest Stewardship Council) certified. This means that we purchase timber from well-managed, sustainable forests.

Our depot at The Holly Tree Lodge, near Glenshee, directly supplies our Highland and Perthshire site fitters. Our manufacturing is done in central Scotland by Edinburgh Sash and Case.

Please note that we can only arrange viewings by appointment at your property so as a first step, before a site visit, we advise our customers to click on our Sample Quotes section. Here you will get a good indication of potential costs and a breakdown of works for your project.

Excellent workmanship and thorough tradesmen. The house has never looked better. Comfort and cost of heating over the winter both benefited. Would recommend unreservedly.

Newtonmore – Angled Bay Windows and Double Glazed Upgrades

Works on this Newtonmore property began early October 2011 involving the installation of double glazed sashes in the original casements.  The works on this property were split into two stages: Stage one -Downstairs and Stage Two- Upstairs. After each stage was completed the client opted to do the painting works themselves.

Double Glazed Upgrade
Stage one involved 5 Double Glazed Upgrades on the ground floor of the  property. The original single glazed sashes, parting beads and baton rods were removed and the casement was inspected for rot and any necessary repairs were made. The Double glazed sashes were installed along with new parting beads and baton rods with integral brush strips. The windows were then re-roped, re-weighted and fitted with new high quality brass ironmongery. Our client opted to go with 18mm double glazed units.

Angled Bay Windows

The second stage was a little more complex. Here we had two dormer bay windows with angled sides. The works that were carried out on stage one also applied to the centre windows of these dormers. The more complex part was the angled dormer windows as these required a template to be taken for our workshops to manufacture ensuring a perfect fit. The top sashes were fixed and the bottom were unweighted.  Both bay windows had the simplex system installed which allows easier access to the outside of the sash windows.

Shutters and panel work

A working set of shutters provides you with excellent noise reduction, insulation value and additional security. They also enhance the aesthetic appeal of any room providing an attractive period feature.

We manufacture, and install, all types of shutters for sash windows.

If there have previously been shutters installed in your property, it is normally possible to reinstate them. If they are installed from scratch you have to make sure there is sufficient space for the shutters to fold back. There will usually be a lower panel beneath the window which returns, round both walls, under the shutters. There will then be a top panel for the underside of the lintol and a wide set of facings round the opening which the shutters house into.If you are considering reinstating the original shutters we are always happy to advise.

Victorian and Georgian shutters were manufactured from redwood pine but we can use hardwoods if preferred. Original profiles can be matched and the shutters are all mortice and tenoned in the traditional manner.

Shutters can often be fitted to doorsets and some modern styles of windows – again we’re happy to advise.

Replacement Sash and Case

Sashes ready for fitting

We manufacture sash and case windows from our own workshop based in the heart of Edinburgh .

We make both single glazed and double glazed windows in any size or style.

Our windows are constructed using the  traditional haunched mortice and tenon joints. This gives the window far more strength than those favoured by the mass produced market.

Our finishing attention to detail makes a huge difference to the quality of the end product and ensures your windows will last far longer.

We also manufacture shutters, doors and period mouldings to compliment the original style of your sash and case windows .

If you have any other manufactured joinery requirements then let us know and we’ll be happy to discuss them with you.

Double Glazed Units Specification

We use a variety of different double glazed units to suit the individual specification for our sash windows. We can make windows to suit any thickness of double glazed units, however an overall thickness of around 18mm is about the maximum you can fit before it starts to look a lot thicker than a traditional sash and case window.

For double glazed sashes in listed buildings and conservation areas, a slimline unit is often stipulated. This would normally be a 14mm, 4/6/4, argon filled, low e glass unit. We would usually fit toughened glass to the lower sashes for safety reasons for no additional cost .

We  have adjusted the profiles of our sashes to allow us the maximum detail possible to the timber moulding, as well as the maximum energy efficiency. Sash and case windows are a traditional design and it has always been our company’s aim to keep them as traditional looking as possible.

Our windows are manufactured with haunched tenons to allow for the additional weight in a double glazed unit and often our top sashes have an ornate horned detail. The horn on the upper sash is a traditional detail to give strength to the upper sash in large windows (see picture to right).

To the eye our windows match almost exactly the look of the original single glazed sash.

Upgrading sash windows to double glazing

If you are considering fitting double glazed sash and case windows into your property, it is not always necessary to replace the complete window.

If you already have sash and case windows and your existing casement is in good condition, we can manufacture new sashes to fit exactly into the existing box.

This means there is no need to remove panelling and shuttering and offers considerable savings over complete replacement. The case is carefully renovated, the external pointing is renewed, and the windows are fully draught proofed.

Click on the Grange Terrace case study for complete information on the process including before and after gallery.

Sash Window Renovation and Draught proofing

One of the most popular services we provide is the draughtproofing and renovation of your original sash and case windows. This brings them up to modern standards of draughtproofing and insulation.

We remove your sashes and overhaul your window. We then thoroughly inspect your windows for rot and any rotten timbers are carefully cut out and replaced.

A typical sash window refurbishment will involve:

  • replacing broken glass
  • replacing rotten sections
  • rebalancing and reweighting the windows
  • fully draught proofing the sashes
  • restoring the original casement
  • replacing the external pointing
  • replacing all ironmongery
  • fitting new heavy-duty pulley wheels

All draught proofing is discreetly run into the windows and does not alter the aesthetic appearance of the windows. This service is particularly suited to clients who live in listed buildings as planning restrictions will often mean that upgrading to double glazing is not an option.

This service complies with conservation regulations and planning guidelines.

The vast majority of sash and case windows are usually repairable, but should your existing sashes be beyond repair we can manufacture individual sashes to match the originals. We also offer a complete sash window replacement service.

Painting Sash Windows

Repainting Sash Windows

If you keep the paintwork on your sash and case windows in good order your windows will stand the test of time.

There are still numerous examples of original Georgian, Victorian and Edwardian sash windows in good working order today.

Good painting is all about good preparation.

We spend a lot of time preparing our windows in order to ensure a first class finish. Many of our competitors will simply add yet another layer of paint over the top of the old one. This lack of preparation will mean that you will potentially encounter problems operating and insulating your windows.

Our painters are not the quickest because quality of finish matters to us – you can be sure our team will always leave you with the highest standard of paint  job.
